PRIMARY PURPOSE OF POSITION

Under general direction, plans, executes, and manages third-party telecommunication/wireless/cable and other attachment projects and activities within the Real Estate and Third-Party Attachment (TPA) groups across PHI’s electric transmission and distribution system. Acts as a TPA related subject matter resource to internal departments and external customers relative to Company TPA related issues. Involves the understanding and application of existing and new utility related TPA practices and procedures and TPA telecommunication industry best practices and updates. Position may be required to work extended hours, including 24 x 7 coverage during storms or other energy delivery emergencies.


PRIMARY DUTIES AND ACCOUNTABILITIES

  • Responsible for planning, performing, and managing third-party telecommunication/wireless/cable and other attachment projects and activities within the full range of the Third-Party Attachment (TPA) department and TPA related functions, including the vendor and other attachment requester application intake and processing, facilitating collection of application and make-ready fees, ensuring proper internal stakeholder review and approvals, and facilitating advancement of attachment projects as appropriate.
  • Represent the TPA department and liaise with internal and external stakeholders regarding TPA projects including communication and other attachers, engineering, operations, environmental, legal, external affairs, billing, and government agencies.
  • Reviews contracts, engineering and construction drawings, loading and feasibility studies, and performs field site visits as necessary regarding applications for facilities attachments. Creates and maintains project files and documentation within the Company’s TPA management software application system, performs site inspections, interprets TPA and TPA-related documents, prepares reports and evaluations, and performs other necessary activities for assigned projects.
  • Acts as a source of TPA information for personnel in other Departments and Business Units and as a point of contact for governmental agencies and other external customers seeking information on Exelon assets and TPA projects.
  • Act as a liaison or project manager with regional staff or contractors performing services related to Company TPA transactions and/or projects. Act as regional contact for external customers, railroads and municipalities for Exelon TPA related issues, projects and requests.


JOB SCOPE

Acts as a real estate related subject matter resource to internal departments and external customers relative to Company real estate related issues. No day-to-day supervisory responsibilities. Determination of appropriate courses of action relative to real estate related issues is moderate. Independence of thought and action is moderate. Responsibilities are diversified. Involves the understanding and application of utility related real estate practices and procedures and real estate industry best practices. Completion of specific tasks requires the exercise of independent judgment and decision-making authority. Work is subject to periodic review.

Qualifications

This is a hybrid remote position not a fully remote position, the successful candidate will be required to report to the office at least 3 days a week!

MINIMUM QUALIFICATIONS

  • Bachelor's Degree or Real Estate Broker's License and 3 - 5 years business experience or in lieu of a degree 6 - 9 years business experience.
  • At least 2 years of real estate transactional experience involving knowledge of legal descriptions and standard real estate practice and documentation.
  • Proven negotiation skills.
  • Demonstrated ability to organize complex projects, meet critical deadlines and assume primary responsibility for completion of assignments.
  • Strong presentation ability and excellent written and oral communication skills.
  • Proficient in Excel and MS Office Applications, including MS Access, PowerPoint, Word and MS Project.
  • Customer focused, professional and self-starting.


PREFERRED QUALIFICATIONS

  • Bachelor's Degree and 3 - 5 years third-party telecommunication/wireless communication attachment(s) (TPA) business experience, or in lieu of a degree 6 - 9 years business experience within electric utility and telecommunications/wireless communication third-party attachment and/or project management.
  • Project management certification.
